Renovations
Renovating an empty building is easy. Renovating one that is still open is the hard part.
Your customers are still walking in. Your staff still need somewhere to work. Your tenants still expect a working washroom. How do you manage it all?
That’s where TBI Management comes in. We specialize in renovating commercial space across BC without shutting down the business inside it.
We phase the work around your hours, contain the mess properly, and keep the site separated from your customers. Nights, weekends, section by section, whatever it takes to keep you trading while the work gets done.
That is the part most renovations get wrong. The contractor priced the construction, but nobody priced the choreography, and three weeks in you are losing revenue over dust, noise and a hoarding in the wrong place. We plan that first.
We have renovated retail, offices, restaurants and tenanted buildings throughout British Columbia, including work for national brands with locations that could not afford to close.

Commercial Renovations We Take On
Renovations usually start in one of two places. Either the space has become a constraint on your business, or the building has developed a problem that is no longer optional.
We handle both, at any scale, from a washroom upgrade to a full interior rebuild. Here is a short list of common renovations we handle:
- Store, office and restaurant refresh and rebrands
- Reconfigurations, mezzanines and expansions
- Code compliance and accessibility upgrades
- Washroom and change room renovations
- Kitchen, hood and ventilation upgrades
- Water damage and deferred maintenance repairs
- Lobbies, corridors and common areas
- Vacancy prep between tenants
- Full interior gut and rebuild
A small renovation in a live building is harder than a big one in an empty shell. We plan and price it that way, because pretending otherwise is how projects run long.
Older commercial buildings also hide things behind their walls. We investigate before we quote, so the surprise turns up in the budget conversation instead of halfway through demolition.

How We Work Around Your Business
Once we understand what has to stay running, we build the schedule backwards from that. This means the construction sequence bends around your operating hours instead of the other way around.
Everything below is scope on our jobs, not an afterthought:
- We phase around your hours. Nights, weekends, closed days, section by section. You keep trading.
- We contain the mess. Hoarding, negative air, dust control and low odour products, with the loud work scheduled when nobody is there.
- We keep the site off your customers. Clean barriers, protected routes, clear signage.
- We flag code triggers early. Renovations pull in upgrades nobody planned for. Better to know in week one.
- We use trades we trust. They show up when they said, they clean up before they leave, and they know your customers are watching.
- You get one supervisor and a weekly update. One person who knows your building and tells you what is happening in it.
Our subtrades are people we have worked with for years, not the cheapest number available that week. That matters more on an occupied renovation than anywhere else, because those crews are working in front of your customers and your tenants every day.

Want to get started? Show us the space, tell us what has to stay running, and give us the budget you are working with. The walkthrough is free and there is no obligation.
We will tell you what the job takes, what it costs, how we would phase it, and what we would do differently if it were our building. If your plan will not work, you will hear it from us early, while there is still time and money to fix it.
